Cancellation Policy

Since we are a small business, last minute cancellation and rescheduling affect us greatly, therefore we ask for your understanding when we must adhere to the following cancellation, shortening of stay and rescheduling policy:

Deposit of one night's charge or valid Credit Card number on file required to secure reservation.
No cancellation fees within 24 hours of making / confirming your reservation or if cancelled at least two weeks prior to reservation date. A fee of $35 will be charged when cancelled between two weeks and five days prior to your reservation. Cancellations within five days of reservation will be charged one night at the room's rate. No shows and shortened stays are charged the entire reservation. We are not responsible for cancellations due to late or cancelled airline flights, family emergencies, bad weather and other travel-related mishaps. Cancellation fees will be deducted from your deposit, Gift Certificate or charged to your Credit Card on file.

  • Reservations need to be contiguous by room, no split rooms or room hopping unless approved.

  • Current range of room rates is listed with each individual room.

  • Stay 3 nights and receive a 10% discount if booked by phone or from any link on this website!

  • Repeat guest? You'll qualify for a 10% discount on any length stay on top of any other discounts offered.  Just mention that you've stayed with us before.

  • We are a couples oriented B&B and therefore observe a minimum age limit for children of 12 years old.

  • No pets please and thank you for not smoking, burning incense or candles inside our home and rooms. (feel free to smoke on our back porch or our grounds. Additional cleaning fees can be charged for smoking inside)

  • Most rooms have a two night minimum stay requirement on weekends and holidays and other select times. Schedule permitting, one night stays can occasionally be arranged as a last minute booking. Weekends are Fri and Sat. Weekdays are Sun, Mon, Tue, Wed, Thu nights. 

  • Each additional person in a room (room size permitting) over the regular double occupancy will be charged $40.00

  • Check-in time is anytime after 4pm and preferably before 7pm. (special arrangements can be made - for later arrivals usually just let us know the time to expect you)

  • Check-out time is up to 11am.

  • Our fully served gourmet breakfast is generally served at open seating between 8:30am and 9:30am with extended hours on busy weekends. (subject to change)

  • Our dining room has individual tables for two for personal comfort.

  • Browse our art gallery like hallways and common rooms!

  • Enjoy our beautiful grounds with flower gardens, vegetable and herb gardens, gazebo, lighted walkways & statues.

  • Free secure bike and bicycle parking.
